A straight answer before you spend anything

St. Louis has a housing problem no other market quite shares: the walls of the house and the foundation under them are often the same conversation.

After the Great Fire of 1849 the city required new construction in stone or brick. Brickmaking took off on the clay seams running under Manchester Road, and by 1900 this was the largest brick-making city in the world. The result is tens of thousands of load-bearing brick houses sitting on limestone or block foundations. On a house like that the wall isn't a veneer hung on a frame, it is the structure, so movement below shows up as cracking through the masonry itself.

That's why a quote here can range from 800 dollars of tuckpointing to a 25,000 dollar structural job, and why the cheapest thing you can do is get the cause identified before anyone sells you a product.

The short version

Measure the worst inward bow on a basement wall against a straightedge. Under an inch, monitor it. One to two inches usually means straps or anchors, commonly 2,000 to 8,000 dollars for a wall. Past three inches it becomes an excavation and engineering job, often 12,000 dollars and up. Settlement piering runs roughly 1,500 to 4,000 dollars per pier, three to eight piers typical. Symptoms

Signs your St. Louis house needs a foundation inspection

One of these alone might be nothing. Several together, or any one measurably worse than last season, is worth an inspection.

  • Stair step cracks through brick or block. The most common St. Louis signal. A crack zigzagging diagonally along the mortar joints is following the weakest path while something below it moves. On a load-bearing brick house that's structural, not decorative.
  • A horizontal crack partway up a basement wall. A crack running sideways at roughly mid-wall height means soil pressure is bending the wall inward. It doesn't settle down on its own, because whatever is pushing is still pushing.
  • A basement wall you can measure a bend in. Pull a string tight from corner to corner about four feet off the floor, or hold a long straightedge against the wall. Measure the biggest gap. That number is what a contractor and an engineer will actually react to.
  • Cracked or sagging lintels over windows and doors. The steel or stone spanning an opening carries the brick above it. When it fails or the wall below shifts, the opening distorts and the brick over it steps apart. Common and often overlooked on older city houses.
  • Brick bulging outward or a corner separating. Sight down the face of the wall from the corner. A belly in the brick, or a vertical gap opening where two walls meet, means the masonry is losing its tie to the structure behind it.
  • Doors and windows that suddenly stick. Not August humidity, but a door that used to latch and now needs a shove, or a window binding on one side only. The frame is out of square because something under it moved.
  • A depression or hole appearing in the yard. Worth treating differently from everything else on this list. A circular dip, a hole that appears suddenly, or water vanishing into one spot points at a void rather than settlement, and that's a geotechnical question.
  • Water, efflorescence or a sump that never rests. White chalky deposits mean water has been moving through the masonry. A pump cycling in dry weather means groundwater sits against your footing year round.
  • Floors that slope, or repeat drywall cracks. Roll a marble. A slope points at a settled footing, a failing post or a tired main beam. A crack you patched last year that came back in the same line means the framing is still flexing.

The cheap test, plus one that's specific to this city

First, monitor. Mark both ends of each crack in pencil with the date, photograph it next to a coin for scale, and check again after the spring rains and again after a dry August. A crack that has run past your marks is active. One that hasn't may be old damage that stopped years ago, which is a much smaller bill.

Second, and this only works here: look your address up on the 1875 Compton and Dry pictorial map of St. Louis. It's widely available online. If your block shows as a pond, a depression or a quarry pit on that map, you may be sitting on filled ground, and that changes the diagnosis before anyone quotes you piers.

Why here

Clay on top, dissolving limestone underneath

Most foundation pages in this market stop at expansive clay. Clay is real and it matters, but it's only the top half of the St. Louis story.

The clay. The metro sits on expansive soils that swell when they take on water and shrink in a dry spell. Published figures put volume change on the order of 4 to 8 percent when these soils saturate, which is more than enough lateral pressure to exceed what an unreinforced block wall can take. That's the mechanism behind most bowed basement walls here. The reverse half of the cycle matters too: in a dry August the clay pulls away from the footing and leaves a gap that fills with water at the next storm.

The limestone. Underneath is soluble carbonate rock. Groundwater moving through joints in limestone slowly dissolves it, opening voids and caves. The Missouri Department of Natural Resources describes the sequence plainly: as rock is removed, soil above washes into the void through slow piping, and eventually the surface can no longer support itself and collapses. This is karst, and the region is full of it. St. Louis breweries lagered beer in natural caves under the south side for a reason.

The practical consequence is that not every problem here is settlement. A void under a footing, an old filled sinkhole, or a former quarry pit is a different diagnosis needing a different specialist, and no amount of carbon fiber addresses it.

The bedrock depth. Rock elevation varies sharply over short distances across the metro. Where competent limestone is a few feet down, a push pier reaches capacity quickly, which is structurally fine but changes the pier count and therefore the price against any generic estimate. Helical piers may refuse early on shallow rock or obstructions. Out in the river bottoms the opposite is true and piers get long. This is the single biggest reason a national price calculator misleads people here.

The brick. A load-bearing brick wall transmits movement differently than a frame house with brick veneer. The cracks are in the structure. Repointing them without fixing the cause guarantees a repeat, and repointing soft historic brick with a hard Portland cement mortar actively damages the brick, because the joint is supposed to be the sacrificial part.

And across the river, the mines. Much of St. Clair and Madison counties sits above abandoned room-and-pillar coal workings. Illinois has well over 800,000 undermined acres, a large share now built on. Mine subsidence is legally and practically its own category, with its own investigation route and its own coverage, and it is explicitly not the same thing as clay movement.

Four different mechanisms, four different fixes. Lateral clay pressure on a wall wants straps, anchors or tiebacks plus a water plan. A settled footing wants piers, at a depth nobody can promise until they start. A karst void wants a geotechnical investigation and probably grouting. Mine subsidence in the Metro East wants a state investigation and an insurance claim before a contractor touches anything. Getting the category right is worth more than shopping the price.

Bowing and leaning wall repair

Clay backfill swells against a basement wall and the wall loses. Carbon fiber straps, steel I-beams, wall plate anchors or helical tiebacks stop the inward movement. Which one depends on how far it has moved and whether there's yard to work in.

Settlement and pier work

When a footing drops rather than a wall leaning, the fix is depth. Push piers, helical piers or segmented concrete piers carry load past the soil that moved. Around here the pier conversation always includes how deep the limestone is.

Foundation crack repair

Vertical hairlines in poured concrete are often curing. Horizontal cracks at mid-wall height are pressure. Stair step cracks through mortar are differential movement. Epoxy and polyurethane injection seals, carbon fiber keeps it closed.

Brick wall stabilization

This is a brick city, and on a load-bearing brick house the wall is the structure. Bulging walls, cracked lintels over openings and separated corners get helical wall ties, new lintels and rebuilt sections, coordinated with the masonry rather than hidden behind it.

Stone and rubble foundation repair

Limestone was quarried right out of the riverfront bluffs and put under thousands of houses. Rubble walls don't behave like block, so they need repointing with the right mortar, parging, and custom bracing rather than an off-the-shelf strap layout.

Void and sinkhole assessment

Not every hole in the yard is settlement. Where a void, a filled sinkhole or an old quarry is suspected, the right next step is a geotechnical investigation and often compaction grouting, not a product sold off a brochure.

Interior drain tile and sump systems

Perimeter drain at the footing under the slab edge, piped to a sealed pit with a properly sized pump and a check valve. The standard answer for seepage at the cove joint in a basement city.

Exterior waterproofing and grading

Excavation to the footing, membrane on the wall, fresh drain tile and clean backfill. The cheaper cousins that fix most cases: regrading, downspout extensions and window well drains.

Concrete leveling

Driveways, garage floors, sidewalks, patios and steps lifted back with polyurethane foam through small ports. Far quicker and cheaper than tear-out when the concrete itself is still sound.

Beams, posts and sagging floors

Rotted or undersized posts, a failing main beam, joists notched by a century of plumbers and electricians. New footings and adjustable steel take the load back where it belongs.

Three things worth knowing before you compare bids. First, a leaning wall and a settling footing are different problems and a house can have both. Second, stabilizing and straightening are separate purchases, and straightening can reopen finishes and stress plumbing, so it isn't automatically the better buy. Third, on a brick house, sequence the masonry after the structure. Tuckpointing a stair step crack before the movement is stopped simply buys you a matching crack next year.

Process

How a foundation repair actually goes

Nothing on this list should surprise you on the day. If a contractor skips step two or step five, that's your signal.

1. You describe what the house is doing

Age, wall type (poured, block, brick or stone), what you see, when it started, whether it's changing, and any water history. A straightedge measurement of the worst bow shortens this call considerably.

2. A local contractor measures

String line readings along each wall, a floor elevation survey to map highs and lows, an exterior walk of grading and downspouts, and a look at the masonry from outside. Measurement is what separates a diagnosis from an opinion.

3. Category first, product second

Clay pressure, footing settlement, a void, mine subsidence, frost, fill consolidation, failed lintels or ordinary mortar decay. The category decides everything downstream, and sometimes the answer is drainage work with no structural product at all.

4. Engineer or geotechnical opinion when warranted

For a serious bow, multi-corner settlement, any stone foundation or any suspicion of a void, an independent report specifies the repair and the quantity from someone who isn't selling the product. It also makes competing bids comparable.

5. Written scope and permit

A real proposal names the method, count, spacing, locations, warranty terms and exclusions. Structural work generally needs a permit from the City, St. Louis County, or your own municipality, and the contractor normally pulls it. In a historic district, ask how the finished exterior will look before work starts.

6. The work

Interior methods mean clearing the space. Anchors mean digging in the yard and restoring it. Full excavation means equipment, utility locates and losing part of the yard for a while. On a brick house, agree upfront who is doing the masonry and when.

7. After

Most people wait a season before cosmetic repairs so anything still moving has moved. Keep the measurements, the elevation survey and the before photos. They're the baseline for the warranty and for the next buyer's inspector.

If you're in a historic district

Soulard, Lafayette Square, the Central West End and a number of other districts carry preservation guidelines that can reach mortar colour, brick matching and repair method. That isn't red tape for its own sake: using a hard modern mortar on soft nineteenth century brick will spall the brick faces over the following winters. Ask early which mortar mix is specified, where replacement brick is coming from, and whether the contractor has worked in your district before.

Masonry work is usually quoted separately from structural work. Ranges move a lot with wall length, access, bedrock depth, wall type and how much of the structure is affected. Treat any firm price given before an inspection as a red flag.

What actually drives your number

How far it has moved. Deflection is the whole ballgame on a wall repair. Under two inches is usually strap territory. Past three you're into excavation, which is where cost steps up sharply. This is why measurement comes before price.

Wall type. Poured concrete takes reinforcement well. Block frequently needs anchors or bracing because the mortar joints are the weak plane. Rubble stone needs custom bracing and a contractor who has done them before, and it costs accordingly.

Bedrock depth. On a piering job this changes the count and the footage, and nobody knows it precisely until installation starts. Good proposals state a depth criterion rather than a fixed number of feet.

Access. A city gangway you cannot get a machine into pushes the whole job toward interior methods. That's not necessarily worse, but it's a different price.

Whether masonry is included. On a brick house, budget for the tuckpointing or rebuilding that follows the structural fix, and make sure the two scopes name who does what.

On insurance and resale

Most homeowner's policies treat gradual soil movement, settling and seepage as maintenance rather than a covered loss, and respond only to a sudden covered event. Flood is normally separate, which matters along the Meramec, the Missouri and in the American Bottom. Mine subsidence in the Illinois counties is its own coverage entirely. On resale, unrepaired structural movement knocks real value off and can stall financing, so a documented repair with a transferable warranty usually beats the discount you'd take without one.

You can anchor a wall and it will move again if the reason it moved still arrives at the footing every time it rains.

Start at the roof. A gutter that overflows, or a downspout discharging at the corner, puts hundreds of gallons into the backfill in an afternoon. On expansive clay that's direct lateral load on your wall. On karst it's water looking for a path into the ground, which is how voids grow.

Then the grade. Decades of settling, mulch top-ups and new patios have quietly flattened or reversed the fall away from the house on a lot of properties here. Reversed grade means every storm drains toward the wall. Getting roof water six to ten feet out and restoring positive fall is the cheapest structural work available.

Then the gangway. This is a St. Louis specific problem: on tight city lots the narrow strip between two houses often has nowhere to send water, so it runs straight along the foundation of both. Where a gangway drain exists it is frequently a century old and long since collapsed.

Inside, the standard answer is drain tile at the footing under the slab edge, piped to a sealed pit with a properly sized pump and a check valve. Add a battery backup if the basement is finished, because pumps fail during exactly the storms that need them. A pump cycling in dry weather is telling you groundwater sits against your footing year round, which is worth acting on before it becomes a wall problem.

Older houses

Brick city, stone foundations, and what that means underneath

The 1849 fire rewrote how this city was built, and the housing stock still reflects it.

The steamboat White Cloud caught fire at the levee in May 1849 and a third of the city burned. The ordinance that followed required new construction in stone or brick. St. Louis had both in abundance: limestone bluffs along the riverfront that were quarried for foundations and facades, and deep seams of high-grade clay under what is now Manchester Road. More than fifty clay mines operated across the city, and by 1900 St. Louis was the largest brick-making city in the world.

So the typical older house here is load-bearing brick on a limestone rubble or early block foundation. Underneath you find lime mortar softer than the stone it binds, footings that are shallow or absent, coal chutes and cisterns filled with whatever was handy, and clay tile drain lines that failed decades ago.

Rubble stone walls in particular don't behave like block. They shed individual stones, they bulge in sections rather than bowing uniformly, and they punish contractors who treat them as interchangeable with a modern wall.

Historic brick and lime mortar are designed so the joint is the sacrificial element: it takes the movement and the moisture, and it can be replaced. Repoint with a hard Portland cement mix and you invert that relationship, so the brick faces spall instead. Ask specifically what mortar mix is being specified, whether it has been matched to the original in strength as well as colour, and where any replacement brick is coming from. Get it into the written scope before work starts.

Blocks of brick bungalows and two-family flats from the 1900s through the 1930s, most on the same clay that swells every spring. Foundation repair in Tower Grove South usually starts with a bowed rear basement wall where the gangway drains toward the house.

The Hill

Tight, well-kept blocks of small brick houses built by Italian immigrant families, many of whom worked the clay mines and brickyards that made this city. Narrow gangways mean access is the deciding factor in which repair method is even possible.

Dogtown

Frame and brick houses just north of the River Des Peres corridor, on ground that has been reworked more than once. Old fill and old drainage are the two things a contractor should look at first here.

Carondelet

Its own city until 1870, sitting on the limestone bluffs above the river in the far south of the city. Stone foundations, steep lots and quarry history all in the same few square miles.

Central West End

Large early twentieth century houses on private places, many with deep basements and substantial stone or early concrete walls. Preservation guidelines here reach the mortar colour and the brick match, so the repair plan has to account for how it looks afterward.

Shaw

A dense district of 1890s to 1910s brick homes next to the Botanical Garden, on the classic combination of expansive clay and century-old drainage. Mature street trees pull moisture out from under shallow footings during a dry August.

Dutchtown

One of the largest neighborhoods in the city and one of the most consistently brick. Requests for Dutchtown basement wall repair are usually a rear wall that has bowed under saturated clay backfill after years of a downspout discharging at the corner.

Bevo Mill

South city bungalows and flats from the 1910s through the 1930s, mostly on solid original construction. Failures here tend to be water management rather than structure, which is the cheaper diagnosis to get.

Old North and Baden

Two of the older north side neighborhoods, with a housing stock that runs from 1870s brick to early twentieth century. Long vacancy in places means deferred water problems, and water is upstream of most structural damage.

Kirkwood

An 1853 railroad suburb, the first planned community west of the Mississippi, with houses spanning nearly every era since. That range means no two foundation quotes on the same street are really comparable.

Webster Groves

Blackburn Park is the textbook local example of visible suburban sinkholes, which tells you what the bedrock under this part of the county is doing. Foundation repair contractors in Webster Groves need to distinguish ordinary clay settlement from a karst void before anyone quotes piers.

Affton

Post-war brick ranches and bungalows in unincorporated south county, a huge and fairly uniform housing stock. Uniform build era means uniform backfill practice and a very recognisable bowing pattern.

Maplewood and Brentwood

Mid-century brick homes on compact lots along the Deer Creek corridor. Creek proximity and old storm sewer capacity are as relevant here as the soil map.

University City

Brick and stucco homes from the 1910s through the 1930s, many with deep basements and original stone or early block walls. Dense blocks and mature trees, so access and root moisture both come into it.

Florissant

One of the oldest settlements in the region with a very large stock of 1950s and 1960s subdivision housing on top of it. Fifty plus years of clay swelling and shrinking against block walls is exactly how bowing starts.

Chesterfield

The valley floor is old Missouri River bottom that flooded catastrophically in 1993 and was rebuilt behind a raised levee, while the bluff neighborhoods sit on entirely different ground. Chesterfield foundation piering depends completely on which of those two you're on.

Ballwin and Ellisville

West county subdivisions from the 1970s onward, much of it cut into slopes and built back up into level pads. Fill that wasn't compacted the full depth keeps consolidating and shows up on one side of the house.

Oakville and Mehlville

South county along the Mississippi bluffs, where limestone is close to the surface in places and deeper in others. Shallow rock changes what a pier can actually do, which is why the soil report matters more here than most places.

St. Charles

Missouri's first state capital, with a historic Main Street district of early 1800s brick and stone on the Missouri River floodplain edge. Old construction plus river-adjacent ground is a combination that rewards a careful inspection.

O'Fallon, Missouri

One of the fastest growing cities in the state for two decades, so most of the housing is newer construction on graded pads. The classic complaint here is settlement appearing in years three through eight, not thirty.

St. Peters

Heavy 1980s and 1990s subdivision development on former farm ground. Topsoil stripped, pads built up, and drainage designed for the subdivision rather than for your individual lot.

Wentzville

The far western edge of the metro, still adding subdivisions on rolling ground. New builds settle too, and the warranty window closes sooner than the settlement does.

Arnold

Where the Meramec meets the Mississippi, and a community with a long and well documented flood record. Basement waterproofing in Arnold is often as much about groundwater and river stage as about roof runoff.

Imperial and Festus

Jefferson County ground where karst becomes more pronounced heading south, with caves and sinkholes documented across the county. A void under a footing is a different problem than settlement and needs a different specialist.

Belleville

The St. Clair County seat, with a large stock of nineteenth century brick and a location squarely in the historically undermined part of the Metro East. Belleville foundation crack repair should always start by establishing whether mine subsidence is in play.

Edwardsville

Madison County seat and a university town with everything from 1830s brick to brand new subdivisions. Much of the county sits above old coal workings, so the cause matters before the cure.

Collinsville

Why local matters more than usual on this one

Foundation repair is one of the few home trades where the correct answer changes with geography, and St. Louis stacks more variables than most markets. Expansive clay, soluble limestone underneath it, bedrock depth that swings across a few streets, a housing stock that is load-bearing brick on stone, and a state line where the whole legal category of the damage can change.

A crew that works slabs on stable ground elsewhere will reach for a slab playbook. A contractor who has braced rubble stone in Carondelet, chased fill settlement in a 2005 Wentzville subdivision, and knows to ask about mine subsidence before quoting anything in Belleville is a different proposition. Foundation questions we get from St. Louis homeowners

My brick wall has stair-step cracks. Is that the brick or the foundation?

Often both, and the order matters. Stair step cracking that follows the mortar joints diagonally usually means the wall is being carried on something that has moved, so the crack is a symptom of foundation movement rather than a masonry defect. Tuckpointing it without addressing the movement means it comes back. That said, mortar deteriorating on its own, spalling brick faces and failing lintels over windows are genuine masonry problems that can exist without any foundation issue. A useful test is whether the crack is wider at one end, whether it passes through the bricks themselves rather than only the joints, and whether it lines up with a door or window that has started sticking. Get the structural cause diagnosed first, then do the masonry.

What does foundation repair cost in St. Louis?

It depends which problem you have, so nobody can price it honestly over the phone. For general context from published 2026 figures: carbon fiber straps run roughly 350 to 1,000 dollars per strap installed about every four feet, wall plate anchors roughly 400 to 700 dollars each about every five feet, and helical tiebacks toward 1,500 to 1,800 dollars each for severe bowing. Whole-wall totals commonly land between 2,000 and 8,000 dollars, with severe cases needing excavation running 12,000 to 25,000 dollars and up. Settlement piering runs roughly 1,500 to 4,000 dollars per pier with three to eight piers typical. Crack injection lands in the hundreds to low thousands. Those are national and regional reference ranges, not our prices. The contractor who inspects your house gives you the real number in writing.

Could this be a sinkhole rather than settlement?

In this region it's a fair question, and the honest answer is that it needs a geotechnical opinion rather than a guess. St. Louis sits on karst, meaning limestone that groundwater slowly dissolves into voids and caves. When soil above a void erodes into it, a depression eventually appears at the surface. The city's brewery caves are the pleasant version of the same geology. Two local specifics worth knowing: parts of Benton Park and Benton Park West have houses that lean because old sinkholes were filled and later settled, and Blackburn Park in Webster Groves is a well known example of visible suburban sinkholes. Signs that push toward a void rather than ordinary settlement include a circular depression in the yard, a hole that appears suddenly, water disappearing into the ground in one spot, or movement concentrated at a single point rather than along a wall. That's a geotechnical investigation and often compaction grouting, not a strap sale.

Why do foundations move so much around St. Louis?

Several things overlap here. The metro sits on expansive clay that swells when it takes on water and shrinks in a dry spell, which drives both wall bowing and differential settlement. Underneath that is soluble limestone, so karst voids and old filled sinkholes are genuinely part of the picture. Bedrock depth varies sharply across short distances, so one street may have rock a few feet down and the next may have deep soil. Nearly every house has a full basement, which means eight feet of wall holding back soil rather than a slab sitting on it. And the housing stock is overwhelmingly brick on stone or block foundations, because after the Great Fire of 1849 the city required new construction in stone or brick, which is how St. Louis became the largest brick-making city in the world by 1900.

I'm in the Metro East. Could this be mine subsidence?

Possibly, and it's a separate track from ordinary foundation work. Much of St. Clair and Madison counties is undermined, and the Illinois State Geological Survey estimates well over 800,000 acres of the state has been undermined with a large share of it now developed. Mine subsidence has a statutory definition under the Illinois Insurance Code covering ground movement caused by failure at the mine level, and it specifically excludes movement from soil conditions, erosion, freezing and thawing, improperly compacted soil, construction defects and tree roots. So a wall bowing from clay backfill is not mine subsidence even in a mined area. Mine subsidence coverage is offered through the Illinois Mine Subsidence Insurance Fund and is included by default in the designated at-risk counties. If you suspect it, ask the Illinois DNR Abandoned Mined Lands Reclamation Division to investigate and notify your own insurer, then get the structural assessment. The Survey publishes a map tool showing mine locations.

Do I need a structural engineer, or just a contractor?

For a bowing wall past a couple of inches, settlement affecting more than one corner, anything on a stone foundation, or any suspicion of a void, an independent structural engineer's report is money well spent. It gives you a measured cause, a specified repair and a quantity that isn't coming from whoever sells the product, and it makes competing bids genuinely comparable.

Will my homeowner's policy cover it?

Usually not for ordinary movement. Most policies treat gradual soil movement, settling and seepage as maintenance rather than a covered loss, and respond only to a specific sudden event. Flood is normally a separate policy, which matters along the Meramec, the Missouri and in the American Bottom. Mine subsidence on the Illinois side is its own coverage, as above. Read your own declarations page and ask your agent rather than assuming.

How long does the work take?

Carbon fiber straps on one wall are often a single day with no excavation. Wall anchors typically run one to two days with limited digging. Interior drain tile around a full perimeter is usually two to four days because the floor edge has to come up and go back. Pier work on one corner is a few days. Full excavation with exterior membrane, or masonry rebuilding alongside structural work, can run a couple of weeks.

Can piers be installed if bedrock is shallow here?

Yes, but the method has to suit it, and this is where local experience earns its keep. Push piers work by driving to resistance, so where competent rock is close they may reach capacity quickly, which is fine structurally but changes the pier count and the price from a generic estimate. Helical piers can refuse early on rock or on obstructions and may not be the right pick. Where rock is deep, as in the river bottoms, the opposite problem applies and piers get long. A contractor who asks about your soil boring or the neighbours' experience before quoting a fixed depth is asking the right question.

What should I have ready when I call?

The age of the house, whether the walls are poured concrete, block, brick or stone, what you're seeing and roughly when it started, whether it's getting worse, and any water history such as seepage after a storm or a sump that runs constantly.
